Field Notes from Chiang Mai: Commissioning an On-Premise Laundry for a 260-Room Resort
Date:November 2026
Location: Chiang Mai, Thailand
Category: Global Projects & Technical Support
Our service team spent five days commissioning the new laundry at a 260-room resort in Chiang Mai, Thailand.
The resort brought its laundry operations in-house, and we sized the installation for a peak-day load of about 1,100 kg of dry laundry, including guest-room bedding, bathroom and pool towels, restaurant linens, and staff uniforms.
Machine Sizing and Daily Batch Plan

We installed three washer-extractors: the XGQ-100F (100 kg), XGQ-70F (70 kg), and XGQ-50F (50 kg). The two larger machines handle the bulk of the bedding, while the 50 kg washer takes smaller loads of restaurant linens and uniforms.
On a peak day, the wash plan schedules the four linen groups across the three machines:
Guest-Room Bedding (~600 kg, dry weight):
Four loads in the 100 kg washer (~360–380 kg total) and four loads in the 70 kg washer for the remaining sheets, duvet covers, and pillowcases.
Towels & Terry Items (~300 kg, dry weight):
Three loads in the 70 kg machine and two loads in the 50 kg machine for bath sheets, hand towels, and pool towels.
Restaurant Linens (~120 kg, dry weight):
Three loads in the 50 kg washer for food-stained tablecloths and napkins.
Staff Uniforms (~80 kg, dry weight):
Two loads in the 50 kg machine for housekeeping uniforms and kitchen jackets.
A typical cycle takes about 45–50 minutes per load, including washing, rinsing, and high-speed extraction. Under this schedule, the 100 kg washer runs 4 batches, while the 70 kg and 50 kg machines each handle 7 batches across the shift. The first batch of sheets can move to finishing within the first hour, while the wash floor continues with the remaining loads.
Drying and Flatwork Finishing Flow
After extraction, each load goes to either the tumble dryers or the flatwork ironer, depending on the type of linen:
Tumble Drying (~380 kg planned load, dry weight):

The drying plan allocates about 380 kg of terry items and tumble-dryable uniforms to two industrial dryers—one HG-100 (100 kg) and one HG-70 (70 kg). We checked that both dryers exhausted outdoors. During commissioning, the heavy-terry test loads took about 35–40 minutes to dry.
Three-Roll Flatwork Ironing (~720 kg planned load, dry weight):

Bed sheets, duvet covers, pillowcases, and flat restaurant tablecloths and napkins proceed directly to the YP3-8033 three-roll flatwork ironer (3,300 mm working width, 800 mm roll diameter). During commissioning, we fed king-size sheets straight from the washer-extractor into the ironer. With residual moisture around 45–50%, the ironer ran at a line speed of 10–12 m/min and a roll surface temperature of about 160–165°C. In the continuous-feed test with king-size sheets, the ironer produced 90–110 kg of finished flatwork per hour.
On-Site Commissioning Notes
Over five days on site, our team worked alongside the resort's maintenance and laundry staff on installation checks and test runs:
Operator Handover: We held training sessions with the 8 local operators, reviewing touch-screen cycle selection for different linen classes, daily lint-screen cleaning on the HG dryers, and basic shift-safety checks.
On the fifth day, the resort’s laundry crew ran the morning shift on its own. The operators sorted the incoming linen, selected the wash programs, and fed the first batches of sheets through the ironer before returning the finished bedding to housekeeping.
Planning an In-House Laundry for Your Property?
Every hotel property has a unique mix of room counts, occupancy cycles, and utility supplies. Getting the capacity sizing right from the blueprint stage prevents costly bottlenecks on the wash floor.
If you are planning a new on-premise laundry or upgrading existing machinery:
Share your parameters: Let us know your room count, restaurant seatings, and available utilities (steam, electric, or gas).
Get custom engineering support: Our application engineers provide equipment capacity sizing, workflow CAD layout drawings, and utility consumption estimates tailored to your daily linen turnover.
